I guess I am in the place. This has absolutely nothing to do with an auction, but I was hoping that someone here could help me.

We got a new house last year. (After 17 years ...Yeah!)

We have a patio door in this house and it has cold air draft at the bottom. I guess I should expect this but I was wondering if any of you could tell me a way to cut down on the draft. I mean It isn't like a blowing wind or anything, lol, but it is there. Last winter I put a blanket by it, but I hate doing that. Is there some other way of weather proofing it to keep out the draft, or is this something you just must put up with if you have a patio door?

Morning jwoodcrafts - Getting cold where you are? My suggestion would be to take a trip to any home improvement center (Home Depot, Meeks, etc.) and ask a sales person there. There are many things you can buy to attach to the bottom of the door which will prevent the draft. Easy to install too.

While you're there, you might consider buying a home repair book too. They are very handy to have when one becomes a home owner. Many helpful hints, that save time and money.

Thanks for the suggestion Linda. I don't have either of place anywhere close to me, but I do have Lowe's pretty close by. I'll try them.

I think it may be weatherstripping you need. Definitely check Lowe's. I read that using it on your doors and windows, if they're drafty, will cut your home heating bill by a bundle in the wintertime.

If the house is new, the builder would be required to repair it.

In some cases the seller, may be required to repair it if not new.

If the door is a slider, check the vinyl seal at the bottom & around the track. Sliding doors must be square to the upper, lower and side tracks to have a good seal. There is an adjustment at the top & bottom of the doors to do this.

If you have a swinging door, check the seal attached to the bottom of the door. If the seal is bad replace it. Should the seal be good. there is an adjusrment to square the threshold to the seal of the door on the bottom threshould.

Should the draft be coming from underneath the threshold, if it is a slider or the swing door type the patio door must be taken out and resealed.

Should the frames not be square. The door must be removed and squired & resealed.
